A leading commercial property expert says a prestige new office development site in Stoneleigh offers a partial answer to the region’s dire shortage of commercial land.
Abbey Park, a prime office campus set in beautiful parkland, is one of the few areas in Warwickshire which can offer consented ready-to-build development plots.
David Penn, partner at award-winning commercial property agency Bromwich Hardy, said: “The desperate shortage of consented development land in Coventry and Warwickshire is an issue I have been highlighting for some time now.
“As an agency we know that demand is growing, but the capacity to meet that demand just isn’t there. Potential investment into the area is being lost because we can’t provide the space for businesses to develop and grow.
“I’m delighted that the second phase of Abbey Park is now being released as it is a stunning site and is at least a partial solution to the problem.
“We’re already seeing a lot of interest in the latest phase at Abbey Park so it’s likely these plots won’t be available for long.”
The new phase at the Abbey Park campus is planned to house five Grade A office buildings, ranging from 15,000 sq ft. to 36,000 sq ft.
It is in 60 acres of Grade II list parkland and is ideally placed, just a just ten minute drive from Coventry, Warwick, Leamington Spa and Kenilworth.
The first phase is home to several high-profile businesses including the British Horse Society, City & Guilds and agricultural equipment manufacturer AGCO.
The site has 24-hour barrier-controlled security and a concierge service, an outdoor gym, table tennis, woodland trails and picnic areas, plenty of parking and 30 acres of open space for employees to enjoy. The site also benefits from high-speed fibre optic cabling for versatile connectivity.
Midlands property agency KWB is joint agent for the scheme.
Coventry-based Bromwich Hardy is one of the country’s largest independent commercial property agencies, regularly featuring in independent lists of the most active firms in the industry.
It was named this month as the most active agent for Warwickshire for the ninth year running as part of the 2022 Annual EG Radius awards and won four awards from industry data experts CoStar for its work in Coventry and Warwickshire.
