A refurbished office complex on a prestigious Scottish life science park has changed hands for £3.75million in an investment deal concluded by award-winning commercial property specialist Bromwich Hardy.

Integration House - a 29,000 sq ft three-storey site on Alba Campus in Livingston – has been acquired as a long income investment opportunity by an unnamed client of the Coventry-based agency.

Founding partner Tom Bromwich said the site – the latest in a series of investment deals concluded for his client - represented an excellent opportunity in the current market.

“This is an exceptional site and a first-class long-term deal for our client. Integration House has benefitted from a £2million refurbishment, is located on a flourishing park which boasts a number of life science companies and is let to a single company until 2030.

“The investment market is thriving for these sorts of high-quality, well-located properties with excellent long-term tenants and we are delighted to have been able to secure it for our client.”

Tom Bromwich worked closely with Andrew Saunders of Glasgow based AJS Property Consultants in the acquisition and the vendor was represented by JLL.

The deal is the latest success for Bromwich Hardy, which consistently features at the top of the rankings for most successful commercial property agencies both in the West Midlands region and further afield.

Statistics released by Estates Gazette show Bromwich Hardy clearly at the top of the leaderboard of the most active agents in Warwickshire having transacted 509,274 sq ft of space so far this year.
