New purpose-built units will help tackle city shortage

A new speculative production/distribution unit development proposed in a thriving part of Coventry will offer a rare chance for businesses to acquire new-build space in the city, a leading commercial property specialist says.

Andrew Cosnett, partner with Coventry-based Bromwich Hardy, says the planned units at Exhall Gate in Longford Road, Exhall, will help address the city’s shortage of new, high-quality production and distribution space with the ability at this early stage of the development to incorporate an occupier’s bespoke requirements.

The production and logistics units – ranging from 1,400 sq ft to 30,000 sq ft – are close to junction three of the M6 and the flourishing Bayton Road Industrial Estate. They are being planned as self-contained B1, B2 and B8 units by Warwickshire developers JSL.

Andrew said the units would be of interest to both manufacturers and logistics companies and would have a range of benefits.

“There really is a shortage of new-build units like these in Coventry, so any which come on to the market are sure to attract considerable interest.

“The added bonus here is that the units can be purpose-built to the occupier’s specification and will be available for sale or to let.

“This site has really good transport links, with both the M6 and the A444 right on hand, as well as easy access to the centre of Coventry itself, and the fact that the area is proving so popular for business is demonstrated by the success of the nearby Bayton Road Estate.”

More information on the units can be found here.

Bromwich Hardy is marketing the units with joint agents MWRE.
